Conditions / Refusal Reasons
That, with the exception of those shown on the plans to be removed, the existing trees, shrubs and hedges on the land shall be retained unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the character of the area and to be in accordance with Policies G8 and H4 of the adopted South Oxfordshire Local Plan.

That the rooflights and windows at first floor level in the west elevation of the dwelling hereby permitted shall be glazed in obscure glass prior to first occupation of the dwelling and shall thereafter be retained as such unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H4 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows or rooflights shall be constructed at first floor level in the west or north elevations of the development other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly and to be in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development within Classes A, B, C and E of Schedule 2, Part 1 of that Order, shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect the amenity of neighbouring residents in accordance with Policies G8 and H4 of the adopted South Oxfordshire Local Plan.

That the garage accommodation and the parking area shall be provided prior to the first occupation of the dwelling and shall thereafter be retained as such and shall not be adapted for any other purpose without the prior written permission of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities and to be in accordance with Policies H4 and G11 of the adopted South Oxfordshire Local Plan.

That existing ground levels on the site shall not be raised. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity and to be in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity and to be in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.
