Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The samples of the tiles to be used for the roof of the garage and porch shall be submitted to and approved in writing by the Local Planning Authority before any development commences.

That, samples of the materials to be used for the external garage walls including the stain finish of the weatherboarding shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, H13 and CON7 of the adopted South Oxfordshire Local Plan 2011.
That, a sample panel of the flint proposed to be used for the external walls of the porch shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with Polices G2, G6, H13 and CON7 of the adopted South Oxfordshire Local Plan 2011.
That, notwithstanding the details of the application, conservation style roof lights shall be inserted and shall be glazed in obscure glass prior to first use of the upper floor of the garage and shall thereafter be retained as such.
Reason: To ensure that the development is not unneighbourly in accordance with Policies G2, G6, H13 and CON7 of the adopted South Oxfordshire Local Plan 2011.
That, the garage doors shall be side hung and constructed with vertical stained timber boarding.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, H13 and CON7 of the adopted South Oxfordshire Local Plan 2011.
That, details of the proposed new windows for the garage and porch are submitted to, and approved in writing, by the Local Planning Authority prior to the commencement of the development.
Reason: To safe guard the character and appearance of the area in accordance with Policies G2, G6, H13 and CON7 of the adopted South Oxfordshire Local Plan 2011.
