Description
Demolition of existing garage, ground floor bathroom and part of existing boundary wall. Erection of two storey dwelling to end of existing terrace, single storey rear extension to existing dwelling, associated parking and new vehicular access with closing of existing access(as amended by drawing no.1AKINGS/2 rev A accompanying letter from agent dated 5 June 2006 and further amended by drawing 1AKINGS/2B received on 28 June 2006).
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of 3 years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That a sample panel of the bricks and bonding to be used for the external walls of the new dwelling shall be constructed on site and approved in writing by the Local Planning Authority, before any development commences. Thereafter the brick work shall be in accordance with the approved panel.
Reason: To ensure that the details of the development are satisfactory and to comply with Policies G6 and CON7 of the adopted South Oxfordshire Local Plan.
That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority samples of the materials to be used for the roof of the development.
Reason: To safeguard the character and appearance of the existing building and the area in general and to comply with Policies G6 and CON7 of the adopted South Oxfordshire Local Plan.
That details of how the new brickwork will be keyed into the existing brickwork to be submitted to and approved in writing by the Local Planning Authority before any work commences.
Reason: To ensure that the details of the development are satisfactory and to comply with Policies G6 and CON7 of the adopted South Oxfordshire Local Plan.
That development shall not begin until a detailed specification at a scale of 1:20 of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the windows, doors and gates used shall be in accordance with the approved specification.
Reason: To ensure that the details of the development are satisfactory and to comply with Policies G6 and CON10 of the adopted South Oxfordshire Local Plan.
That the house hereby approved shall not be occupied until the existing access to Kings Road has been permanently and effectively closed in accordance with a scheme to be submitted to and approved by the Local Planning Authority prior to the commencement of development.
Reason: In the interests of highway safety and convenience and to comply with Policy T1 of the adopted South Oxfordshire Local Plan.
That prior to the commencement of any other development to which this permission relates, the new means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. This specification shall also include pedestrian awareness vision splays to be provided for the two new spaces 2.0 x 2.0 metres either side of parking area, and the drive shall be constructed with a bound material.
Reason: In the interests of highway safety and convenienec and to comply with Policy T1 of the adopted South Oxfordshire Local Plan.
That the development hereby approved shall not to be occupied until one car parking space has been provided within the site for the use by the occupiers of the existing house (1 Kings Road), and one car parking space shall be provided for the occupiers of the new house hereby approved, as shown on drawing no. 1AKings/2B. Thereafter such car parking space shall be retained for respective properties.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities and to comply with Policy D2 of the adopted South Oxfordshire Local Plan.
That the existing boundary wall fronting Kings Close shall be so retained and maintained other than to allow for the provision of two parking spaces.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and CON10 of the South Oxfordshire Local Plan.
That notwithstanding the provisions of Article 3 of, and Classes A, C, D and E of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development within Classes A, B, D and E of Part 1 of Schedule 2 to the Order shall be carried out on the land of the new dwellinghouse hereby approved unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To safeguard the character of the area in accordance with Policies G6, CON10 and D3 of the adopted South Oxfordshire Local Plan.
