Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the walls and roof of the proposed first floor extension shall match that of the main house. Reason: To protect the character of the building and the character and appearance of the area in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

That the finish to the windows and doors of the proposed first floor extension shall match that of the main house. Reason: To protect the character of the building and the character and appearance of the area in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

That notwithstanding anything contained in the Town and Country planning General Development Order 1995 (or any order revoking and re-enacting that Order) no windows shall be inserted in the side elevations of the first floor rear extension, other than those expressly authorised by this permission. Reason: To protect neighbour amenity in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.

That the proposed bathroom window in the side elevation of the proposal is obscure glazed and retained as such. Reason: To protect neighbour amenity in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
