Conditions / Refusal Reasons
That the new dwelling shall not be occupied until the existing conservatory at 28 Greenwood Avenue has been removed. Reason: To ensure that sufficient garden area is provided in accordance with Policy G6 of the adopted South Oxfordshire Local Plan.

That the landscaping works approved under planning permission P05/E0482 shall be carried out prior to the first occupation of the dwelling hereby approved. In the event of any of the plants dying they shall be replaced within the following planting season and so retained and maintained. Reason: To ensure that the details of the development are satisfactory.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no windows/dormer windows or other openings other than those expressly authorised by this permission shall be constructed in the walls and roof of the dwelling without the prior written consent of the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies D1, D4 and G6 of the adopted South Oxfordshire Local Plan.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no extensions or outbuildings other than those expressly authorised by this permission shall be constructed at the site without prior grant of planning permission from the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies D1, D4 and G6 of the adopted South Oxfordshire Local Plan.
