Conditions / Refusal Reasons
That having regard to the excessive size of the proposed building and to the extensive car parking area to the front of the site, the proposal would appear prominent, intrusive and out of keeping with the spacious nature of the surrounding development which generally comprises single family dwellings. In this way the proposal would be contrary to policies G2, G6, D2 and H4 of the adopted South Oxfordshire Local Plan 2011 and to advice contained in the South Oxfordshire Design Guide.
That having regard to the size of the proposed building, particularly to its width and depth, the proposal would appear unacceptably intrusive and overbearing in the outlook from numbers 257 and 261 Greys Road. As such, the proposal would be contrary to policies G2 and H4 of the adopted South Oxfordshire Local Plan 2011 and advice contained in the South Oxfordshire Design Guide.
That having regard to the character of the area, which generally comprises single family dwellings in large plots, it is considered that the erection of a sizeable apartment block would be likely to result in an intensification in the use of the site resulting in an unacceptable level of noise and disturbance to the occupiers of neighbourly properties. In this way the proposal would be contrary to policies G2 and H4 of the adopted South Oxfordshire Local Plan 2011.
