Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The development hereby approved shall be carried out in accordance with drawing numbers GHD/1; GHD/2A; and GHD/3A, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the development is carried out in accordance with the approved details.

The bricks and roof tile to be used in the construction of the development hereby approved shall match those of the existing dwelling, unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of visual amenity in accordance with Policies G2, G6 and D1 of the South Oxfordshire Local Plan 2011.

The garage hereby approved shall be used only for purposes incidental to the use of the existing dwelling. No trade, business or commercial enterprise of any kind whatsoever shall take place from the garage. Reason: In the interests of the amenity of the surrounding area in accordance with Policies G6 and H13 of the South Oxfordshire Local Plan 2011.

A beech hedge, or hedge of other species first agreed in writing by the Local Planning Authority, shall be planted in the position shown on drawing number GHD/3A within the first planting season following the completion of the garage hereby approved. Should any of the plants die or become seriously damaged within five years of the commencement of the development, they shall be replaced by plants of similar size and species to those originally planted. Reason: In the interests of visual amenity in accordance with Policies G2, G6 and D1 of the South Oxfordshire Local Plan 2011.
