Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That a detailed specification of the render proposed to be used internally and externally, including for the rear extension hereby permitted, be submitted to and approved in writing by the Local Planning Authority before works commence. Thereafter the render shall be in accordance with the approved details and retained as such. Reason: To ensure the satisfactory preservation of the listed building in accordance with Policies CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.

That works shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.

That a detailed specification and method statement for the reinstatement of the boundary wall be submitted to and approved in writing by the Local Planning Authority prior to the works commencing. Reason: To ensure a satisfactory appearance of the wall in accordance with Policies G6, CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.

That details of any new central heating system to be installed at the property shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of any works which would facilitate such a system. Reason: To ensure the satisfactory preservation of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.
