Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
The samples of the tiles to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, H13 and C2 of the adopted South Oxfordshire Local Plan 2011.
That, details of the boarding materials and stain finish to be used for the external walls shall be submitted to and approved in writing by the Local Planning Authority before any development commences.

That, the proposed utility shed shall be located outside the root protection area* of the beech trees to the north west of the proposed structure as set out by BS 5837 (2005).
*(Root protection area is determined as 12 x diameter of tree at 1.5 metres above ground level)
Reason: To protect the amenity of the existing trees within close proximity of the proposed structure in accordance with Policies G2, G6, H13 and C2 of the adopted South Oxfordshire Local Plan 2011.
That, the concrete base of the structure shall rest on a membrane to prevent leaching of concrete.
Reason: To protect the amenity of existing trees in close proximity to the proposed structure in accordance with Policies G2, G6, H13 and C2 of the adopted South Oxfordshire Local Plan 2011.
That, the Beech trees shall be protected in accordance with BS 5837 (2005,) and the existing hedges and trees to the south western boundary of the site shall be protected whilst development operations are in progress.
Reason: To protect the amenity of the existing trees and hedging in close proximity to the proposed structure and to safe guard the character of the area accordance with Policies G2, G6, H13 and C2 of the adopted South Oxfordshire Local Plan 2011.
