Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building(s).
Reason: To ensure that the details of the development are satisfactory and to comply with policies G1 and H12 of the adopted South Oxfordshire Local Plan.
That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the walls of the development hereby approved facing east or west.
Reason: To ensure that the development is not unneighbourly and to comply with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
That prior to the occupation of the proposed dwellings the entrance to each parking area shall be widened by one metre by altering the front boundary wall of 29 Cuddesdon Road so vehicles can enter and leave the proposed parking areas safely.
Reason: In the interests of highway safety and convenience in accordance with Policies G1 and G10 of the adopted South Oxfordshire Local Plan.
That prior to the occupation of the proposed dwellings the parking areas on the submitted plans shall be provided and shall be constructed, laid out, surfaced, drained and completed and shall be retained unobstructed except for the parking of vehicles at all times.
Reason: In the interests of highway safety and convenience in accordance with Policies G1 and G10 of the adopted South Oxfordshire Local Plan.
