Conditions / Refusal Reasons
That, having regard to its size and degree of projection to the side, in a prominent location, the proposed two storey extension would represent an inappropriate extension, appearing unduly bulky and obtrusive, detracting from the duality of design of this existing pair of semi detached dwellings, and resulting in an unacceptable loss of the characteristic space about the building, detrimental to the character and appearance of these properties and the visual amenity of the street scene. The development would therefore be contrary to Policy H12 of the adopted South Oxfordshire Local Plan, Policy H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and the provisions of Section 4.6 of the adopted South Oxfordshire Design Guide.
That, having regard to its size, degree of projection to the side, and close proximity and relationship with the site boundary, the proposed two storey extension would give rise to unacceptable actual and perceived overlooking and have an overbearing and oppressive effect on the occupiers of the adjacent property at 25 Westfield Road detrimental to the residential amenities of that adjacent property contrary to Policy H12 of the adopted South Oxfordshire Local Plan and Policy H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and the provisions of Section 4.6 of the South Oxfordshire Design Guide.
