That, having regard to the scale and height of the proposed dwelling in relation to the neighbouring property at no 21 Howe Close, the development would result in an oppressive from of development which would adversely affect the residential amenity of the occupiers of 21 Howe Close contrary to policies G1 and H4 of the adopted South Oxfordshire Local Plan and policies G2 and H4 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.
That, having regard to the two storey nature of the proposal and singe storey nature of surrounding properties, the proposed replacement dwelling would result in an incongruous form of development which would detract from the character and visual amenity of the area contrary to policies G1 and H12 of the adopted South Oxfordshire Local Plan and policies G2 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.
