Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That all the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the character of the existing building and of the area in general in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That the rooflights to the rear and north elevation shall be no lower than 1.7 metres high from finished floor level to sill height measured internally. Reason: To safeguard the character of the existing building and of the area in general in accordance with Policy H12 of the Adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no windows or rooflights shall be inserted at first floor level unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To safeguard the character of the existing building and of the area in general in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of development on the site a detailed specification of the treatment of the ridge tile at the junction of the pitched and flat roof shall be submitted to and approved in writing by the Local Planning Authority. The specification shall include a plan in section at a scale of 1:50 to show the ridge tile, flashing material and drainage details. Reason: To safeguard the character of the area and ensure that the flashing is not visible in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
