Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the character and appearance of the Stanton St John Conservation Area and in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.

That development shall not begin until details of all new windows and doors on a plan at a scale of 1:20 have been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the Stanton St John Conservation Area and in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.

That the materials to be used for the making good of the window surround and cill of the window at first floor level in the rear elevation to be altered shall be of the same colour, type and texture as those used on the existing dwelling. Reason: To safeguard the character and appearance of the Stanton St John Conservation Area and in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no additional windows or glazing to that shown on the submitted plan shall be inserted in the walls of the conservatory or porch hereby permitted unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To ensure that the development is not unneighbourly and in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
