That the proposed linked extension would, by reason of its size form and position, be detrimental to the character and historic interest of the listed building which comprises both nos49 and 51 Preston Crowmarsh and would be harmful to the character and appearance of the Preston Crowmarsh Conservation Area and visual amenity of the street scene. As such the development would be contrary to policies G1, G8, CON6, CON7, CON8, CON10 and H12 of the adopted South Oxfordshire Local Plan and policies G2, CON4, CON5, CON7, CON10 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and advice in Planning Policy Advice Note 15.

That the proposed window seat would introduce an inappropriate form of extension to the rear of this listed building detrimental to its historic character and interest. As such the development would be contrary to policies G8, CON6 and H12 of the adopted South Oxfordshire Local Plan and policies CON4, CON5 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and advice in Planning Policy Advice Note 15.
