Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That samples of all materials to be used in the external construction and finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the works are commenced. Reason: To safeguard the character of the area and to comply with Policies G1, CON6 and CON10 of the adopted South Oxfordshire Local Plan.

That works shall not begin until a detailed specification of the type, design and external finish of all windows and external doors including roof lights at a scale of 1:20 has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory and to comply with Policies G1, CON6 and CON10 of the adopted South Oxfordshire Local Plan.

That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the works are satisfactory and to comply with Policies G1 and CON6 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the north west elevation of the extension other than those expressly authorised by this permission. Reason: To ensure that the works are not unneighbourly and to comply with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

Notwithstanding the detail submitted with the application, the timber shall not be painted white rather in a grey or green colour details of which shall first be agreed in writing by the Local Planning Authority. Reason: To safeguard the character of the area and to comply with Policies G1, CON6 and CON10 of the adopted South Oxfordshire Local Plan.

Prior to the commencement of works, a schedule of works to describe how the historic trusses will be installed and how the listed building will be protected during the course of works should be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the listed building and to comply with Policies G1, CON6 and CON10 of the adopted South Oxfordshire Local Plan.
