Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the character of the area in accordance with Policy CON10 of the adopted South Oxfordshire Local Plan.

That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Orchard Barn as a single dwellinghouse, as specified in the application, and shall not be occupied or let separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property would not comply with the housing policies of the adopted South Oxfordshire local Plan.
