That, having regard to the size of the existing extension added to the original Listed Building, the proposed conservatory would result in an addition that is not in keeping with the character and size of the original dwelling and result in a form of development that would neither preserve nor enhance the character and appearance of the Nuneham Courtenay Conservation Area and have a detrimental impact on the character and setting of the Grade II Listed Building. As such the proposal is contrary to Policies CON10 and CON7 of the adopted South Oxfordshire Local Plan and the South Oxfordshire Local Plan 2011 second deposit draft.

That, having regard to the size of extensions the property has already benefited from, the conservatory does not result in a limited form of extension to the original building and is therefore inappropriate development which is by definition harmful to the Green Belt contrary to Policy GB2 of the adopted South Oxfordshire Local Plan and the South Oxfordshire Local Plan 2011 second deposit draft.
