Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

Prior to the commencement of any site works a protected area shall be designated along both sides of the existing hedgerow along the southern boundary of the site. Within this area no materials, machinery or vehicles shall encroach within the protection zone. The hedge shall be protected in accordance with BS 5837:1991 during and until completion of construction. Reason: To safeguard the hedgerow which is visually important in accordance with Policies G8 and C16 of the adopted South Oxfordshire Local Plan.
