The site lies in an isolated rural location, outside the well defined confines of any existing settlement, within the Oxford Green Belt. The proposed erection of a house would consolidate a ribbon of development in an isolated rural location, which would detract from the openness of the Green Belt and represent inappropriate development. As such the development is contrary to Policy G4 of the Oxfordshire Structure Plan 2011 and Policies H6 and GB2 of the adopted South Oxfordshire Local Plan, the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft, and Government Guidance in PPG2.
The site lies in an isolated ribbon of development in open countryside, within an Area of Great Landscape Value, and reinforces the rural character of the area by virtue of being open and undeveloped. The erection of a dwelling on the site would detract from the character and visual amenity of the locality, contrary to Policy EN4 of the Oxfordshire Structure Plan 2011 and Policies G5, C1 and C3 of the adopted South Oxfordshire Local Plan and Policies G2 and C2 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.
