Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

Prior to the commencement of development, samples of materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to comply with Polices G1 and H12 of the adopted South Oxfordshire Local Plan.

That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the walls of the development hereby approved facing east and west. Reason: To ensure that the development is not unneighbourly and to comply with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That the existing hedge along the south west boundary of the site shall be retained and properly maintained at a height of not less than 1.8m and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings and to comply with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That the first floor bathroom windows in the east and west elevation shall be obscure glazed and thereafter retained as such. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
