Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That a sample of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development.
Reason: To ensure that the details of the development are satisfactory in accordance with Policy C2 of the adopted South Oxfordshire Local Plan 2011..
That the building shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such, and for no other purpose whatsoever.
Reason: To safeguard the character of the area in accordance with Policies G2 and C2 of the adotped South Oxfordshire Local Plan 2011.
That no development shall take place within a distance of 4.25 metres of the adjacent birch tree.
Reason: To ensure that the development would be outside of the tree protection zone in accordance with Policy C9 of the South Oxfordshire Local Plan 2011.
