Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and H13 of the adopted South Oxfordshire Local Plan.

That a scheme showing the provision of privacy fencing along the first four metres of boundary with 8 Gillotts Hill shall be submitted to and approved in writing by the Local Planning Authority. The fencing shall be erected prior to the first occupation of the extension and shall be so retained and maintained. Reason: To prevent overlooking in accordance with Policy H13 of the adopted South Oxfordshire Local Plan.

That the existing hedging along the southern boundary of the site shall be retained and maintained as specified on the plans accompanying the application. Reason: To protect the amenity of the area in accordance with Policy G6 of the adopted South Oxfordshire Local Plan.
