That having regard to the size, bulk and inappropriate detailing, the proposal would constitute an overdevelopment of the site and would appear prominent, incongruous and overbearing in the street scene and out of keeping with the character of the surrounding development. In addition the proposal would result in increased overlooking at close range of the garden area of the property called St. Davids. In this way the proposal would be contrary to the adopted South Oxfordshire Local Plan 2011, particularly policies G2, G6 and H4 and advice contained in the South Oxfordshire Design Guide.
