Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and H12 of the adopted South Oxordshire Local Plan.

That the proposed first floor windows in the sides of the extensions shall be fitted with opaque glass and thereafter shall be retained. Reason: To protect local amenities in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the side elevation of the proposed extensions other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That prior to the first occupation of the new extensions, the existing fence along the western boundary (with number 12) shall be replaced with a fence between 1.8 and 2.0 metres in height. The new fencing shall be so retained and maintained. Reason: To protect the amenity of the adjoining property in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That the existing provision for the parking of 3 cars on the site shall be retained and maintained. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.
