Two storey extension to existing dwelling to provide new living room with bedroom and en-suite bathroom over. Single storey extension to provide new kitchen. Replacement of all windows. Proposed rendering to existing building. (As amended by drawing no 05002/003B accompanying letter from agent dated 9 December 2005 and drawing no. 05002/004 received 22 December 2005).
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials to be used for the doors and windows shall be of the same colour and type as those shown on the approved plans.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and H12 of the South Oxfordshire Local Plan.
That the materials to be used for the roof shall be of the same colour and type as those used on the main house.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and H12 of the South Oxfordshire Local Plan.
No development shall take place until samples of the materials to be used in the construction of the external walls of the extensions hereby permitted have been submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and H12 of the South Oxfordshire Local Plan.
Before the commencement of any site works or operations relating to the development hereby permitted, an arboricultural method statement to ensure the satisfactory protection of retained trees during the construction period shall be submitted to the Local Planning Authority for approval. Written approval must be obtained prior to commencement of any site works including demolition, and complied with throughout the development. The matters to be encompassed with the arboricultural method statement shall include the following:-
(i) A specification for the pruning of, or tree surgery to, trees to be retained in order to prevent accidental damage by construction activities;
(ii) The specification of the location, materials and means of construction of temporary protective fencing and/or ground protection in the vicinity of trees to be retained, in accordance with the recommendations of BS5837 (2005) "Trees in relation to construction", and details of the timing and duration of its erection;
(iii) The definition of areas for the storage or stockpiling of materials, temporary on-site parking, site offices and huts, mixing of cement or concrete, and fuel storage;
(iv) The specification of the routing and mean of installation of drainage or any underground services in the vicinity of retained trees;
(v) The details and method of construction of the proposed structures within the vicinity of retained trees and how these relate to existing ground levels;
(vi) Details of any landscaping works or ground level changes within the vicinity of retained trees.
(vii) Provision for the supervision of works within the root protection areas of trees to be retained, and for the monitoring of continuing compliance with the protective measures specified, by an appropriately qualified arboricultural consultant, to be appointed at the developer's expense and notified to the Local Planning Authority, prior to the commencement of the development; and provision for the regular reporting of continued compliance or any departure.
Reason: To safeguard the character of the area in accordance with Policies G1, H12 and C16 of the South Oxfordshire Local Plan.
