Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That a sample of the granite setts shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced.
Reason: To safeguard the character of the area and ensure that the details of the development are satisfactory in accordance with Policies G1, G8, CON8, CON10, CON15 and H12 of the adopted South Oxfordshire Local Plan.
That a sample of the bricks to be used for the replacement piers and for the single course to the front boundary shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced.

That the natural stone to be used in the construction shall be laid with a traditional lime mortar mix and in a random rubble pattern with the joints finished with flush bagged pointing.
Reason: To safeguard the character of the area and ensure that the details of the development are satisfactory in accordance with Policies G1, G8, CON8, CON10, CON15 and H12 of the adopted South Oxfordshire Local Plan.
That prior to the first use of the new access onto Park Street the parking area shall be provided and shall be constructed, laid out, surfaced (bound material), drained and completed, and shall be retained unobstructed except for the parking of vehicles at all times. The parking provision shall be as shown on the deposited drawing, reference 1B all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.
Prior to the first use of the parking area the new access onto Park Street is to be formed, laid out and constructed strictly in accordance with the highway authority's specifications and that all ancillary works shall be undertaken.
