The proposed extension, by reason of its size and proximity to the boundary with no.62, would lead to the significant erosion of an important gap between no. 64 and no. 62, which would be harmful to the spacious character of the street scene. In addition, the proposed extension would fail to prevent a terracing effect arising in the future, were no. 62 to be extended in a similar manner. As a result, the proposal would be contrary to Policies G1, G8 and H12 of the adopted South Oxfordshire Local Plan, Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003 and to advice contained in the South Oxfordshire Design Guide.
