Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory and to safeguard the character of the original dwelling in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
That the rooflight in the north roofslope shall be obscure glazed prior to the first use of the associated accommodation.
Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
That no additional windows shall be inserted in the north (rear) elevation or roofslope of the property unless permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
That prior to the commencement of development a landscaping scheme which shall include the planting of live trees shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be implemented as approved within 12 months of the completion of development. In the event of any of the trees planted dying or being seriously destroyed within 5 years of the completion of development, a new tree or shrub or equivalent number, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved in writing by the Local Planning Authority.
Reason: To help assimilate the development into its surroundings in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
