Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the extension hereby permitted shall be constructed in brick, a sample panel of which shall have first have been constructed on site, for the front, side and rear elevation. Thereafter work shall not commence on the main wall until the sample panel has been approved in writing by the Local Planning Authority.

That samples of the tiles to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.

That the first floor window and new rooflight in the north elevation/roofslope of the extension hereby permitted shall be glazed in obscure glass prior to first use of the rooms and shall thereafter be retained as such.
Reason: To ensure that the development is not unneighbourly in accordance with Policies G1, G8 and H12 of the Adopted South Oxfordshire Local Plan.
