That having regard to the restricted size of the site, the proposal would result in a cramped form of development that would fail to respect the established pattern of development in the area, which is characterised by single large houses in spacious plots. As such the proposal would detract from the character and appearance of the adjacent Henley (St Marks Road) Conservation Area. Therefore the development would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policies G1, G4 and CON10 and the South Oxfordshire Local Plan 2011 (Second Deposit) Draft, particularly policies G2, G4 and CON10.
That having regard to the restricted width of Singers Lane and its inadequate junction with Reading Road, which lacks adequate visibility to the south, traffic movements associated with the proposal would result in inconvenience and danger to users of both Singers Lane and Reading Road, whether on foot or in vehicles. Therefore, the development would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policy G10 and the South Oxfordshire Local Plan 2011 (Second Deposit) Draft, particularly policy T1.
