Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to any development commencing, a sample of the roofing materials and brick shall be submitted to, and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8, H12 and CON10 of the South Oxfordshire Local Plan.

That during the construction of the extension, the flashing should be carried out only with hand tools. Reason: To ensure the satisfactory preservation of the adjacent wall in accordance with Policy CON10 of the South Oxfordshire Local Plan.

That full size details of the new windows and doors shall be submitted to and approved in writing by the Local Planning Authority before any work commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8, H12 and CON10 of the South Oxfordshire Local Plan.

That no development shall commence until a structural survey has been undertaken of the rear wall to the property by a qualified person and that has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the rear wall shall remain intact in line with Policies CON10 of the South Oxfordshire Local Plan.
