That having regard to the size and scale of the proposed extension, the proposal would unacceptably detract from the character and appearance of Thimble Hall, a grade II listed building and would be contrary to Policies G8, H12, CON6 and CON10 of the adopted South Oxfordshire Local Plan, Policies G6, H13, CON6 and CON10 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003 and to advice contained in the South Oxfordshire Design Guide.
