That the demolition of the single-storey, timber-framed outshut and associated historic fabric would be harmful to the special architectural and historic interest of the listed building and detrimental to its appearance within the Chilterns Area of Outstanding Natural Beauty. No assessment of the significance of the historic fabric to be removed or justification for its removal accompanies the application. Furthermore, the form and character of the proposed replacement two-storey extension would further diminish the listed building's special historical and architectural qualities and erode the character of this part of the Area of Outstanding Natural Beauty. As such, the proposal would be contrary to the provisions of the Council's adopted Local Plan, particularly Policies G1, G8, H12, C2, CON1, CON5 and CON6, and the South Oxfordshire Local Plan 2011 Second Deposit (Draft), particularly Policies G2, G6, H13, C2, CON1, CON4 and CON5, and to the guidance contained within PPG15 and the South Oxfordshire Design Guide.
