Replace existing single door with a pair of French doors to the rear, replacement of windows to the west elevation of the single storey extension and removal of gable window in south elevation(as amended by drawing no.CPW0205B accompanying letter from applicant dated 25 July 2005).
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That a detailed method statement and description of works relating to the proposed change in floor level in the room to the south of the dining room shall be submitted to and approved in writing by the Local Planning Authority before development commences.
Reason: To safeguard the architectural and historic interest and character of the building in accordance with Policies G1 and CON5 of the adopted South Oxfordshire Local Plan.
That details of the plaster to be used in the roof structure of the double height room to the far south of the property, covering the plaster mix, the substrate, the relationship between the plaster and timber structure, and the means of air movement above the plaster, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development.
Reason: To ensure the satisfactory preservation of the Listed Building in accordance with Policy CON4 of the adopted South Oxfordshire Local Plan.
That a detailed method statement shall be submitted to and approved in writing by the Local Planning Authority in the event that the surface coating is to be removed from any structural timbers, prior to any work commencing.
Reason: To ensure the satisfactory preservation of the Listed Building in accordance with Policy CON5 of the adopted South Oxfordshire Local Plan.
That joinery details for the replacement windows to the west elevation at ground floor and the gable-end window to the south elevation shall be submitted to the Local Planning Authority at 1:20 scale and approved in writing prior to the development commencing.
Reason: To safeguard the character of the existing building and the surrounding area in accordance with Policies G1, H12, CON3 and CON10 of the adopted South Oxfordshire Local Plan.
That a detailed method statement and photographic record shall be submitted to and approved in writing by the Local Planning Authority in the event that repairs to historic glass is to be undertaken, prior to any development commencing. Any repairs should be carried out by an experienced glass conservator.
Reason: To safeguard the character and appearance of the building and surrounding area in accordance with Policies G1, CON3 and CON10 of the adopted South Oxfordshire Local Plan.
That further details relating to the size, type, joinery and installation of the bathroom rooflight to the south elevation shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development.

That a detailed method statement and description of works for installing the new pipes for the en-suite and new WC, including pipe runs which should be indicated on plan and in section, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development.

That a detailed specification of any external ducts, flue pipes or any other means of venting for the new bathroom and WC, including their location on floor plans and elevation drawings, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development.
Reason: To safeguard the character and appearance of the building and surrounding area in accordance with Policies G8, CON5 and CON10 of the adopted South Oxfordshire Local Plan.
