Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1, C2 and H12 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning General Development Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the west or south elevation of the extensions. Reason: To ensure that the development is not unneighbourly and to comply with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That the existing hedge along the whole of the southern and eastern boundaries of the land shall be retained and properly maintained at a height of not less than 1.5 metres, and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help screen the oil tank from view and to comply with Policies G1, C2 and H12 of the adopted South Oxfordshire Local Plan.

That a scheme for the screening of the oil tank on its north and east side, including the planting of live shrubs, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. Reason: To help to screen the oil tank from view and to comply with Policies G1, C2 and H12 of the adopted South Oxfordshire Local Plan.
