That having regard to its excessive size, bulk and massing and to its inappropriate details of design the proposed development would neither preserve nor enhance the character and appearance of the Henley-on-Thames Conservation Area. Furthermore, it would not preserve the setting of adjacent listed buildings. Therefore the development would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policies G1, G8, CON7, CON10 and CON15 and the South Oxfordshire Local Plan 2011 (Second Deposit) Draft, particularly policies G2, G6, CON7, CON10 and HEN2 (iv).
