Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used for the house.
Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
That the existing trees on the land shall be protected whilst development operations are in progress, in accordance with BS5837 and with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development.
Reason: To safeguard trees which are visually important and to comply with Policy C16 of the adopted South Oxfordshire Local Plan.
That the existing hedge along the whole of the south eastern boundary of the land shall be retained and properly maintained at a height of not less than 2 metres, and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained.
Reason: To help to assimilate the development into its surroundings and to comply with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
That the first floor of the garage hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property 17 St Andrews Road as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom.
Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and to comply with Policy H4 of the adopted South Oxfordshire Local Plan.
