Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the external walls and roofs shall be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the local planning authority before development/works commence. Reason: To ensure that the appearance of the building is satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the garage hereby permitted shall be used for purposes incidental to the dwellinghouse and shall not be used as living accommodation. Reason: The occupation of the garage as living accommodation would be contrary to Policy H6 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Schedule 2 Part 1, Classes A, B, C and D of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order) no development comprising an extension to the property shall be undertaken on the land unless planning permission has been granted by the local planning authority on a formal application submitted for such development. Reason: To protect the character of the area and to comply with Policy H16 of the adopted South Oxfordshire Local Plan.

That all existing dwelling and garage on the site shall be demolished within 1 month of the first occupation of the new dwelling, and any demolished material which is not to be utilised in the new development shall be removed from the land, unless an alternative scheme for the phased demolition of the building(s) and removal of materials shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure satisfactory comprehensive development in accordance with Policies H6, G1 and C2 of the adopted South Oxfordshire Local Plan.
