Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1, CON10 and H12 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning General Development Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the south (side) elevation of the first floor extension. Reason: To ensure that the development is not unneighbourly and to comply with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all joinery has been submitted to and approved in writing by the Local Planning Authority. Thereafter the joinery installed shall be in accordance with the approved plan. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That the development shall only be carried out in conjunction with the two storey extension at 24 Kings Road permitted by planning permission P05/E0363 and shall not be constructed separately therefrom. Reason: To ensure satisfactory comprehensive development and to ensure that the development is not unneighbourly in accordance with Policies G1, G8 and H12 of adopted South Oxfordshire Local Plan
