Conditions / Refusal Reasons
That having regard to the isolated, rural nature of the site, which lies outside the built up limits of any settlement, the proposal to erect a new dwelling would consolidate the existing scatter of development and detract from the attractive unspoilt character of the area which lies within the Chilterns Area of Outstanding Natural Beauty. In this way the proposal would be contrary to policies G1, G5, C2 and H6 of the adopted South Oxfordshire Local Plan, policies G2, G4, C2 and H6 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003 and Government advice in PPS 7 - Sustainable Development in Rural Areas.
That the proposal would result in the intensification in the use of a substandard access that lacks adequate vision splays and this would be detrimental to highway safety. In this way the proposal would be contrary to policy G10 of the adopted South Oxfordshire Local Plan and policy T1 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003.
That the proposal would be likely to threaten the future health and longevity of established trees on the site which are protected by a Tree Preservation Order. In this way the proposal would be contrary to policies G8 and C10 of the adopted South Oxfordshire Local Plan and policy C10 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003.
