Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the external walls and roofs of the buildings be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
That a hedge of a species to be first agreed in writing by the Local Planning Authority shall be planted along that part of the northern boundary that does not already have a hedge (as shown on plan No. CR/P/O1) prior to the first occupation of the extensions hereby approved, and such hedge shall be so tended as to grow to and remain at a height of not less than 2m, and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained.
Reason: To help to assimilate the development into its surroundings and to comply with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the north elevation of the first floor side extension.
Reason: To ensure that the development is not unneighbourly in accordance with Policiies G1 and H12 of the adopted South Oxfordshire Local Plan.
