Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area and to comply with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That all the trees T5, T11, T12, T13 and T15 identified for retention on drawing No. 014 shall be protected whilst operations are in progress, in accordance with the recommendations given in BS5837, the details of which shall previously have been agreed in writing with the Local Planning Authority and implemented prior to the commencement of the development. Reason: To safeguard trees which are visually important and to comply with Policy C16 of the adopted South Oxfordshire Local Plan.

That the bathroom window in the south east elevation of the extension hereby permitted shall be glazed in obscure glass prior to the first occupation of the accommodation. Reason: To ensure that the development is not unneighbourly and to comply with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That details of the trees and hedges to be retained or planted on the south eastern boundary shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The approved scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or hedges so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development , a new tree or hedge plant of a species first approved by the Local Planning Authority be planted and properly maintained in a position or position first approved by the Local Planning Authority. Reason: To ensure that the development is not unneighbourly and to comply with Policies G1, G8 and H12 of the adopted South Oxfordshire Local Plan.
