That prior to any development commencing, a sample panel of brickwork for the proposed garden room shall be erected on site and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8, H12, CON6 and CON10 of the South Oxfordshire Local Plan.

That prior to any development commencing, a sample of the natural roof slates shall be submitted to and approved in writing by the Local Planning Authority.
