That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof of the kitchen diner extension and the double garage shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and H12 of the South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no additional windows shall be constructed in the north elevation of the proposed garage. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H12 of the South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no additional windows shall be constructed in the south elevation of the proposed kitchen diner. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1, G8 and H12 of the South Oxfordshire Local Plan.

That no development shall take place until a detailed method statement of any work to be carried out to the nearby willow tree, together with measures for the protection of the tree in the course of the development has first been submitted to, and approved in writing by the Local Planning Authority. Reason: To protect a tree that is considered to be of significant amenity value in accordance with Policy C16 of the South Oxfordshire Local Plan.
