Conditions / Refusal Reasons
That having regard to the size of the proposed landing stage, its projection into the river and to the nature of the proposed usage to provide scheduled river cruises and private charter boats, the proposal represents an unacceptable form of development that would involve the construction of a landing stage into the river channel and increase the general activity in the area which would detract from the visual amenity and character of the river environment which lies within the Chilterns Area of Outstanding Natural Beauty and the Goring -on - Thames conservation area and would detract from the quiet enjoyment of the Parish garden and Thames riverside path. As such the proposal would be contrary to Policies G1, C2, C4, C5, CON10, R8, R9, TSM1, and TSM2 of the adopted South Oxfordshire Local Plan and Policies G2, C1, C2, C3, C4, CON10, R9, TSM1 and TSM2 of the South Oxfordshire Local Plan 2011 Second deposit (Draft).
That having regard to the nature of the proposed usage to provide scheduled river cruises and private charter boats from the proposed landing stage the proposal represents an unacceptable form of development that would involve an increase in the general activity in the area and would be likely to encourage additional traffic movements and parking along Ferry Lane which is considered to be an inadequate road network that can not accommodate such a usage and would be detrimental to the safety and convenience of users of Ferry Lane. As such the proposal would be contrary to Policies G1, G10, TSM1 and TSM2 of the adopted South Oxfordshire Local Plan and G2, R9, T1, TSM1 and TSM2 of the South Oxfordshire Local Plan 2011 Second deposit (Draft).
