Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the character and appearance of the existing building and the Stanton St John Conservation Area in accordance with Policy CON10 of the adopted South Oxfordshire Local Plan.

That no development shall take place until written approval has been given by the Local Planning Authority to a sample panel of all external walling materials to be used in the development including the making good of the walls adjacent to the enlarged access way to the highway. The sample panel shall be erected on the site of the development and retained until development is completed and the panel shall thereafter be removed from the site. Reason: To safeguard the character and appearance of the existing building and the Stanton St John Conservation Area in accordance with Policy CON10 of the adopted South Oxfordshire Local Plan. That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the deposited plan reference 1038/04/04 Rev 1 and the attached specification and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification and deposited plan. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, rooflights, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the existing building and the Stanton St John Conservation Area in accordance with Policy CON10 of the adopted South Oxfordshire Local Plan.
