That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the commencement of any work, a sample panel of the brickwork and flint panels shall be constructed on site and thereafter work shall not proceed until the sample panel has the written approval of the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to comply with Policies CON7, G1 and H12 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to comply with Policies CON7, G1 and H12 of the adopted South Oxfordshire Local Plan.

The samples of the tiles to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority details of the trees to be planted to replace the beech tree to be removed that is close to the north west side of the house and referred to on Drawing No P8 Revision C. This scheme shall be implemented prior to the commencement of the development. Reason: To safeguard trees which are visually important and to comply with Policy C16 of the adopted South Oxfordshire Local Plan.
