That having regard to the siting of the proposed dwelling and to its excessive size relative to the narrow width of the plot, the proposal would appear cramped and out of keeping with the spacious character of the area. In this respect the proposal would be contrary to policies G1, G8 and H4 of the adopted South Oxfordshire Local Plan and policies G2, G6 and H4 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003.
That having regard to the excessive size, bulk and length of the proposed dwelling and its siting entirely to the rear of number 97 St. Marks Road and only two metres from the joint boundary with this property, the proposal would be an unneighbourly form of development that would appear unacceptably intrusive and overbearing in the outlook from the rear windows of this property and would obstruct morning sunlight reaching its rear windows and patio area.
That having regard to the narrow linear shape of the proposed dwelling, to its excessively deep span, to its excessive height relative to its width and to its contorted roof shape, the proposed new dwelling would appear out of keeping with surrounding development and detract from the appearance of the area which is characterised by large traditional dwellings. In this respect the proposal would be contrary to policies G1, G8 and H4 of the South Oxfordshire Local Plan, policies G2, G6 and H4 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003 and to the advice set out in Section 4.4 of the South Oxfordshire Design Guide.
