That the application proposes the erection of a replacement dwelling outside the built-up area of Stoke Row and the replacement would be greater in volume than the existing dwelling on the site. In addition, having regard to its size, bulk and scale in comparison with that of the existing dwelling, the proposal would result in a prominent and intrusive form of development that would be detrimental to the character and visual amenity of the area which lies within the Chilterns Area of Outstanding Natural Beauty. Therefore, the development would be contrary to the provisions of the Council¿s adopted South Oxfordshire Local Plan, particularly policies G1, G5, H16 and C2 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly policies G1, G2, G4, H12 and C2.
